		<description>Sounds like a wonderful "short sighted" solution to me.  If the National Housing Supply Council has already identified an Australia wide shortfall of 251,000 rental properties, then how will tapering off negative gearing improve this situation?  Surely, if there is less incentive for investors to buy or build investment properties, then there will be less rental properties available and supply/demand pressures will lead to further rent increases.  This is "typical, anti-investor, do-gooder" sentiment.  Wake up and smell the roses!</description>

		<description>The problem with build build build is the taxpayer and purchasers will get slugged slugged slugged. Who do you think has to pay for the infrastructure. The VIC govt is already charging levies to developers. The Govt is treading a very fine line in land release against home requirements. It makes sence to try to maximise existing infrasructure that is already in the burbs. The Banks need to release funds to the developers to build apartments. It works and works well. Europe has it working in their cities, and so does the US. There is absolutely no reason it wont work here in AUS.</description>

What a statement there as most real estate investments in Australia are negatively geared, that may be an issue as quite a few of these investors are not wealthy and count on the negative gearing benefits to live.  I have a better idea, why doesn't the government release more land to meet our growing population demands and then let natural supply &#38; demand economics bring down rent.  What's driving home prices and rent up now besides the natural fear and greed cycles is a severe shortage of housing.  I for one don't want government spending more (which leads to then taxing more) if there is a viable option.  Release the land and build build build....</description>
